Many agents miss the mark by approaching buyers with generic pitches or pushy tactics, assuming trust is a given but the fact is that buyers are skeptical, time-strapped, and tired of flashy and empty promotion.
The solution? Approach them with professionalism, value, and genuine understanding to build trust and close deals faster. Here’s what buyers like me want from agents, drawn from my experience at Threalty Services:
- Build Trust from the First Interaction
Buyers in Uganda have heard horror stories—bad experiences, paid hidden fees, or worked with unreliable agents. Start by proving you’re trustworthy and qualified. Share your credentials, like a license from an accredited institution or a designation like MRICS, and reference past successes (e.g., “I helped a family find their dream home in Kololo”).
Avoid generic WhatsApp flyers with no context—introduce yourself, ask about their needs, and show you’re on their side. Assuming familiarity loses trust. Trust sets the stage for smoother transactions.
- Respect Their Time and Communication Preferences
Buyers are busy—bombarding them with calls or messages irritates more than it impresses. Follow a disciplined approach: Call once, wait a few hours, then send a polite message explaining your reason and proposing a call time. If no response, try again the next day. After three attempts, shift to monthly check-ins via text or email for “quiet leads.”
A buyer might prefer a single, clear email scheduling a viewing, leading to a quick rental deal. Respectful communication builds goodwill and keeps you unblocked in their contacts.
- Do Your Homework on Their Needs
Don’t pitch blindly—research what the buyer values. Are they seeking rental apartments in Ntinda for steady income, commercial spaces in Kampala’s business district, or land in Mukono for future development?
Tailor your pitch to their pain points (e.g., difficulty selling) or goals (e.g., finding a home fast). Generic pitches signal you don’t care. Value: Relevant insights position you as a problem-solver.
- Offer Real Value Upfront
Skip the “urgent deal” buzzwords—buyers want substance, not hype. Provide meaningful insights: market trends (e.g., Kampala’s 2025 office space boom), cost estimates, zoning updates from the Ministry of Lands, or rental yield projections.
Share a quick comparison of similar properties or a tip on navigating Uganda’s EFRIS tax system.
A client might choose you after you have shared a free report on land appreciation rates and why buying now is better for them. Early value builds trust and speeds up decisions.
